We develop our own projects and participate in joint ventures in which we share the opportunities, risks, and expertise with other partners.
Our own developments
We initiate and own real estate development projects. We acquire both public and private land at various stages in the development process—anything from unimproved land that has yet to be zoned to ready-to-build residential lots. We have extensive experience of evaluating potential land uses and determining the appropriate quality to meet market demand. Our expertise provides a holistic approach to, for example, building out a fully functional housing development including the necessary infrastructure, such as streets, green areas, utilities, street lighting, etc., or creating someone’s dream house on an individual lot.

Joint ventures: partnering on land and development projects
We initiate, develop, and own projects together with one or more partners in the industry. We form a joint LLC in which the ownership shares are apportioned according to the conditions of the project and the partner companies. These projects may span from idea to completed project or cover only one part of the development process. The deal may begin with a land acquisition, for example, or a land option agreement or development permit application. We take on a share of the responsibility for the project’s processes and participate in the construction by providing either general contracting or construction oversight services. These projects consist primarily of single-family homes, row houses, and multi-family apartment buildings.
